The verdict
Your business is stronger than your website suggests. The site doesn't yet give investors a reason to trust you with their money.
It reads as a template that nobody has shaped around the business. Copy is repeated across pages. The photos don't match what you do. One of your three audiences, landlords, isn't mentioned at all.
The enquiry side needs work too. Messages go to a personal inbox, and nobody can book a call or a stay online. Every lead depends on you replying by hand.
My recommendation: a new website. The problems sit in the structure, so fixing them one at a time would cost more than starting again. If you'd rather keep the current site for now, the top five fixes below are still worth making first.
Your top five fixes
These are in order of impact. Start at the top.
1. Show investors why they can trust you
What I found: the site never says why you're qualified to advise on property investment. It doesn't mention your regulatory standing either.
Why it matters: investors check this before they get in touch. If they can't find it, most will leave.
How to fix it: add a short section to the homepage and the Investors page. Say what qualifies you, in plain words. State your regulatory position clearly, and link to any register you appear on.
Effort: about half a day, mostly writing.
2. Give landlords their own page
What I found: landlords are one of your three audiences, but no page mentions them.
Why it matters: a landlord who lands on your site sees nothing for them. You lose that enquiry before it starts.
How to fix it: add a Landlords page. Say what you offer, how it works and what they get. Link to it from the main menu and the homepage.
Effort: about a day, including the writing.
3. Stop sending enquiries to a personal inbox
What I found: the contact form sends messages to a personal Gmail address.
Why it matters: it looks less professional, and enquiries are easy to miss among personal email.
How to fix it: send form messages to a business address, such as hello@ on your own domain. Your template's form settings should let you change the recipient.
Effort: under an hour.
4. Let people book a call themselves
What I found: the only way to get in touch is the form. Then you have to email back and forth to arrange a call.
Why it matters: every extra step loses people. Serious investors expect to pick a time.
How to fix it: set up a booking tool such as Calendly, then add a "Book a call" button to the homepage, Investors page and Contact page.
Effort: one to two hours.
5. Rewrite the homepage for investors
What I found: the homepage repeats the About page's paragraph word for word. It doesn't speak to anyone in particular.
Why it matters: visitors decide in seconds whether a site is for them. A repeated paragraph also looks unfinished.
How to fix it: write a new homepage opening for investors. Say what you do, who it's for and what to do next. Keep the About page for your story, and give landlords and guests a clear path to their own pages.
Effort: about half a day.
Everything else
These matter less than the top five. Most are quick. They're grouped by the six areas I check.
Your message
What I found: stock photos don't match the business. A hand holding a globe sits on the Stays page, and old corded phones on Contact.
How to fix it: swap them for photos of your properties, or of you. Real photos build more trust than any stock image.
Effort: 1 to 2 hours.
Trust
What I found: the logo is stretched out of shape. Its tagline is in a different font.
How to fix it: upload the original logo file at its proper shape. Set the tagline in your main font, or drop it.
Effort: under an hour.
Enquiries
What I found: guests can't book a stay online. They have to get in touch first.
How to fix it: add a booking tool for serviced accommodation, such as Lodgify, and link it from the Stays page.
Effort: half a day.
Enquiries
What I found: there's no newsletter signup. Interested investors have no way to keep in touch.
How to fix it: add a simple signup form, such as Mailchimp, to the homepage and Investors page.
Effort: 1 to 2 hours.
Privacy and cookies
What I found: there's no cookie banner. Cookies load before visitors agree to them.
How to fix it: add a cookie consent tool that blocks non-essential cookies until the visitor says yes.
Effort: 1 to 2 hours.
Privacy and cookies
What I found: there's no proper privacy policy.
How to fix it: publish a UK GDPR privacy policy. Say what you collect, why, and who you share it with.
Effort: half a day.
Accessibility
What I found: several images have no alt text, so screen readers can't describe them.
How to fix it: add a short description to each image that carries meaning. Leave decorative images empty.
Effort: under an hour.
Accessibility
What I found: form fields use placeholder text instead of labels. The hint disappears as soon as someone types.
How to fix it: give each field a visible label above it.
Effort: under an hour.
Search and AI visibility
What I found: page titles and descriptions are the template's defaults. Search engines and AI tools can't tell what each page is about.
How to fix it: write a unique title and description for each page, naming what you do and where.
Effort: 1 to 2 hours.
Search and AI visibility
What I found: the site only shows up when people search for the business name.
How to fix it: fix the titles above first. Then add pages that answer what investors and landlords search for.
Effort: ongoing.
